I've ran through my steam library and found a couple games that none of my 81 friends have:

Deadly Profits
Winged Sakura: Mindy's Arc

Ofcourse the less friends you have the easier you'll be able to find games that only you own. Also only on the store's page it shows what of your friends have the game, if you click on it in the library page it only shows how many friends play the game but not own.

Probably either Deadpool or Fable 3. Although I suspect Deadpool might make a comeback of some sorts once the movie hits just to drain the franchise of some more money.

That all depends on wether Marvel/Disney are willing to renew the licenses.
AFAIK, Deadpool was just one of the vitctims of the license terminations that also killed off UMvC 3 and a number of other licensed games :/

I'm not sure it's that rare as far as its presence in people's libraries, but it has been removed form the store, so you can't get it anymore: Clive Barker's Jericho. Too bad it's not very good. But god news for those who don't have it: you aren't missing much.

Rarest is very likely now ended closed alpha of a unreleased game covered by NDA, so I can't say it's name.
It's still in library and can be downloaded & launched, but can't be played because of server side check :(

Second rarest likely, Rain marginal, 400 owners according to Steamspy :P

Ironcast - non of my friends have it*, and I'm really suprise of that, because this game is AWESOME!!! This is only game where I have all achievements.

I messed around with the final version of the Alpha/Beta and it was still very raw. Its really a good example of both the positives and negatives of Early Access. Personally, I like the idea of giving people a little donation to help them try and live their dream to create a game. I think its admirable whenever someone tries to follow their heart. But if you don't have a clear plan for the project, it can easily shift and become overwhelming.

Plus, following whatever the hot new game theme is always a bad idea. Retro platformers, zombies, & open-world survival games represent an overwhelming amount of the games in the last few years. I get the feeling that dinosaurs will be the newest gimmick. I keep waiting for clowns to get their turn.
