I honestly expected this to be a discussion about disappointing sequels, since those 3 are normally refered as such (I have yet to play them).

I didn't mind Resident Evil 6 to be honest. It is a lot sloppier in execution than RE5 but the different character routes makes up for it. It has a lot of variety to make up for what it lacks (though I do miss the more gruesome death animations of RE4 / 5).

DS3 I hear bad things about given its shoehorned coop, and FEAR 3 was admittedly a weak game because they tried something new and ruined the horror aspect with the coop aspect. RE5 + 6 got the coop aspect right, and the singleplayer didn't suffer much either.
