i7, 3,5ghz, geforce gtx770 but only 8gb ram.. hmmhmhm.. 30gb space is also pretty much. O_o

Sometimes its the smallest effects that kill the gpu, look at things like physics, shadows, etc....but yeah Ubisoft has been dropping the ball for some time....
